Visual Comfort Among First Tenants at Las Vegas Retail Complex
A former office complex in Henderson, Nevada, is being transformed into an open air retail and lifestyle marketplace with Visual Comfort and Arhaus among the first tenants.
What once was a 100,000-sq.-ft. office complex sitting on 10 acres is being reimagined as The Cliff, an open-air retail, dining, and lifestyle destination.
VAC Development broke ground on its $100-million planned transformation in Green Valley Ranch on September 1 after a VAC Development-led joint venture acquired and recapitalized the project at the end of August. Among the tenants signed are Visual Comfort lighting showroom and physical fitness-oriented businesses Pvolve and BodyRok. These three companies join the previously announced tenants: furniture store Arhaus – which serves as an anchor store at 16,420 square feet – The Taco Stand, Lyte House, The Barista Botanist and Killer Whale Creamery. The Visual Comfort showroom will occupy 3,161 square feet. Delivery to tenants is targeted for Q2 2027.

“My family has been developing in Henderson for more than 20 years, and we know this corridor and the demand here firsthand,” said Devon Sansone, principal of VAC Development. “Henderson is home to more than 340,000 residents but only roughly 195,000 square feet of Class A retail — a fraction of what comparable submarkets offer per resident. The Cliff is built to close that gap.”
Under the new ownership structure, VAC is leading development alongside CAST Capital Partners to bring together deep local market experience and national leasing expertise to move the project forward.
Pvolve and BODYROK mark the first two fitness concepts to join The Cliff, and Visual Comfort deepens the home and design offering alongside previously announced anchor Arhaus.

“This next wave of tenants is sharpening The Cliff’s identity by bringing in premium, flagship-caliber retail that shapes Green Valley Ranch as a destination, not just a suburb,” said Steve Neiger, managing broker at CAST Capital Partners. “The brands coming to The Cliff see the same opportunity we do. And this is just the next wave, not the last. We’re already in lease negotiations with several cult-favorite apparel brands, while having conversations with direct-to-consumer brands about opening a brick-and-mortar location in Henderson.”
